With some of the sites being directly adjacent to residential properties and steep topography across the site, there were many challenges overcome in the design and construction phases of the project.

Key Considerations

  • Working effectively with the Client, service authorities and other Stakeholders.
  • Investigating engineering opportunities and constraints for different planning options.
  • Undertaking Remediation of a former use site.
  • Retention of significant trees.
  • Re-alignment of existing services.
  • Providing value adding input into the proposed lot layout.
  • Working collaboratively with landscape architect to ensure quality finishes.
  • Designing Bulk Earthworks for multi-dwelling sites and single residential lots.

Project Challenges

Existing Services

JDSi integrated LandCorp’s requirement for service removal prior to bulk earthworks to mitigate cross contamination concerns due to some of the existing services being known to contain hazardous materials. This included implementation of unexpected finds protocol and consideration of construction methodology during bulk earthwork operations.

Bulk Earthworks

The Bulk Earthworks design required achieving as close as practicable to a balanced cut to fill whilst interfacing with adjacent properties. This was complicated by the technical nature of the site, level differences across the sites of over 13m and interfacing with existing residential properties.

Stormwater Solution

JDSi successfully negotiated the stormwater drainage outfall solution with the local authority to capture the stormwater within the public open space area whilst still creating a useable space for the public to interact with.

Overhead Powerlines

JDSi split the electrical works into separate works packages to ensure the adjacent residents consumer mains were converted to underground, and the overhead powerlines could be removed by Western Power prior to the completion of the Civil works.

Contract Management

JDSi integrated multiple work packages as separable portions within a single contract to achieve client’s requirements. This arrangement has the added benefit of a single contractor completing the works which encompass civil and landscaping disciplines mitigating interface issues whilst delivering a high quality of work in a shorter duration.
