The development is proposed to comprise 1600 medium to high density homes along with commercial, retail, parks and other amenity for the community.

Key Considerations

  • Working effectively with the Client, service authorities and other Stakeholders.
  • Investigating engineering opportunities and constraints for different planning options.
  • Investigating innovation opportunities.
  • Retention of significant trees.
  • Wastewater Pumping Station scoping report.
  • Working collaboratively with planners and landscape architects.
  • Working with adjacent landowners i.e. DTWD / NMT.

Project Challenges

Engineering Reports and Cost Estimates

JDSi investigated and documented the servicing requirements for the development and undertook numerous cost estimates for different planning layouts.

TAFE Site Works

To facilitate the land exchange between DTWD and Communities, JDSi investigated the impact to the existing TAFE site and provide associated cost. JDSi also worked with the Architects for the TAFE masterplan to coordinate the concept design and associated costs.

Wastewater Pumping Station Scoping Report

Given the topography of the site, gravity sewer extension was not feasible for a majority of the development. JDSi is undertaking a WWPS scoping report to facilitate a sewer solution for the development and existing TAFE site.

External Stormwater Catchments

As part of the stormwater investigations it was determined that there were external drainage catchments being directed into Communities site. JDSi investigated the extent of the catchments and determined alternative options and costs in consultation with the City of Joondalup.
