The site was directly adjacent to residential properties and an existing dune system, creating many challenges and opportunities to be considered during the design phase of the project.

Existing Services

JDSi integrated LandCorp’s requirement for service removal prior to bulk earthworks to mitigate cross contamination concerns due to some of the existing services being known to contain hazardous materials (asbestos containing materials in bonded form). This included coordination of validation following service removal incorporating implementation of discovery and validation protocols during bulk earthwork operations.

Bulk Earthworks

The bulk earthworks design required the achievement of as close as practicable to a balanced cut to fill whilst interfacing with adjacent properties. This was complicated by the technical nature of the site, level differences across the site in the order of 10m and interfacing with the adjacent dune system and private properties.

Stormwater Solution

JDSi successfully negotiated the stormwater drainage outfall solution with the local authority to achieve a compromise between effective storage volume and their sump beautification criteria on the basis of these works being included in a developer contribution scheme. This was complicated by site constraints such as existing services, site shape and topography and an adjacent Water Corporation sewer pump station.

Contract Management

JDSi integrated multiple work packages as separable portions within a single contract to achieve the client’s requirements. This arrangement has the added benefit of a single contractor completing the works which encompass civil and landscaping disciplines mitigating interface issues whilst delivering a high quality of work in a shorter duration.
