The development underwent considerable community consultation to ensure it considered the wider communities concerns and objectives. The ultimate development comprises over 130 dwellings and provides multiple housing choices for stand-a-lone and apartment living.
The design phase included close liaison with the Client and built form architect to develop and seamlessly integrate earthworks levels, retaining structures, services and crossovers locations. The design documentation was also developed in co-ordination with the landscape masterplan and irrigation requirements.
In accordance with the Urban Water Management Plan that was developed in co-ordination with the project hydrologist, JDSi implemented the stormwater strategy through designing a network of pit and pipe, swales and underground stormwater infrastructure to retain only the post development stormwater on site. In negotiation with the local authority the design allowed pre-development flows onto the adjacent road networks which minimised the on-site stormwater requirements.
The development incorporated over 20% Public Open Space which created opportunities to retain a high proportion of the existing trees. JDSi worked closely with the contractor and arborist to ensure that as many trees were retained as possible. Retaining mature trees has given an established feel to this new development.
The Bulk Earthworks strategy for the site was to ensure a cut to fill balance whilst creating single residential lot and multi-dwelling lots to suit the architectural site requirements. To maintain flexibility during construction, the levels in POS areas had some flexibility to ensure no importing or exporting of material was required.
