The landholding also contains a large portion of pristine bushland located on the southern boundary of the landholding. The 70Ha development adjoins the Peel Main Drain and environmentally sensitive options for drainage discharge were designed to minimise impact.

The site consists of different ground conditions with ‘A’ class sand on one half of the site but poor ‘P’ class (old river/alluvial silts and organic deposits) on the northern half, adjacent to the Bollard Bulrush swamp. JDSi recommended additional geotechnical testing to determine the requirements for pre-loading and site improvements in order to save the costs on house slabs. This was a key initiative to ensure the affordability factor of the lots within this first homebuyers development was achievable.
