The site is bound by Surf Drive to the north, Peaceful Bay to the south and existing developments to the west and east.

The Client’s intention was to deliver the three stages in one package, however the size of the scope and market demands meant construction occurred in the following packages:

  • Remediation and demolition
  • Bulk earthworks for all three stages
  • The scope also included upgrade of existing Surf Drive and Peaceful Bay.

Key Considerations

  • Working effectively with the Client, service authorities and other Stakeholders.
  • Investigating engineering opportunities and constraints for different planning options.
  • Undertaking Remediation and demo of a former use site.
  • Providing value adding input into the proposed lot layout. 
  • Designing bulk earthworks for optimum outcome in order to limit import requirements, achieved through blending of topsoil on site and cut to fill of material.

Project Challenges

Interfacing with Key Stakeholders

JDSi reported to the Client’s project manager and ensured successful negotiations were carried out with neighbouring developers for tying into road and drainage networks.

Existing Services

Upgrade of the existing roads were a key part of our Client’s scope. This was our Client’s first subdivisional project and JDSi ensured all interfacing issues were managed promptly and efficiently for the benefit of all parties involved.

Bulk Earthworks

The bulk earthworks design was optimised to be carried out for the complete three stages. JDSi successfully managed all remediation and demolition issues prior to the commencement of bulk earthworks.

Contract Management

The Contractor selected by the Client was also a new entity to this project. JDSi had to ensure any and all risk was managed by being proactive and keeping the Civil Contractor accountable. The professional relationship between the Client, JDSi and Contractor was highly ethical and mutually respectful. The project team was able to successfully delivery the three stages within Client’s required timelines and market requirements. The positive collective feedback from the Water Corporation and the City of Rockingham reflected the high end product being delivered for this estate by the project team.
